Commercial Fit-Out Bromley

Shop, cafe, restaurant, salon and clinic fit-outs in Bromley, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Bromley follows the borough's shopping centres. The Local Plan names Bromley as the Metropolitan Centre, Orpington as the Major Centre and Beckenham among the District Centres, with smaller parades serving the residential streets. The units are shops, cafes, restaurants, salons and clinics, some with flats above. We strip out and fit them for trading: shopfront, counters and display, floors, lighting, accessible WCs and the services a kitchen or treatment room needs, planned around your opening date.

For Bromley, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Bromley: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Shopfronts and shutters on a Bromley high street

Shutters are the first design question on a Bromley shopfront. The council's Urban Design Guide SPD says external solid or perforated metal shutters look unsightly, prevent natural surveillance and attract graffiti, while internally fitted open mesh or lattice grilles keep a level of transparency to and from the street. For a fit-out that means specifying the grille behind the glass and allowing depth for it in the shop layout. A new external shutter usually needs planning permission too, so check it with the council and your landlord.

Canopies and old fronts carry their own rules in Bromley. The same guide says canopies should be no less than 2.4 metres above pavement level when extended, and that Bromley will resist the removal of shopfronts of architectural or historic merit. If your unit has original pilasters, a timber stallriser or a moulded cornice, plan to repair and reuse them. We build the new signage, glazing and doors around what survives rather than stripping it out.

Fitting out in Bromley's conservation areas and near listed buildings

Part of Orpington's town centre sits in a conservation area. Bromley's Orpington Town Centre SPD states that the Orpington Priory conservation area covers the northern part of the town centre, with the Broomhill conservation area lying to its west, and that Orpington Priory includes 35 Locally Listed Buildings. A shop unit there needs its external changes checked against the designation before the front is ordered. If the unit itself is listed, alterations to the shopfront or the interior also need listed building consent.

Signage changes most in those places. Bromley's Urban Design Guide SPD says internally illuminated fascia signs are not considered appropriate in conservation areas or on listed buildings, so a lightbox fascia is unlikely to be accepted there. The usual alternative is a painted or applied letter fascia lit by small trough or spot lights. In Beckenham, the guide names St Georges Parish Church, the Odeon Cinema and Beckenham Public Hall among the listed buildings, a reminder that the setting counts too.

Use class, kitchens and access in a Bromley shop unit

Check the use class before signing for a Bromley unit. Shops, cafes, restaurants, clinics and gyms all sit in Class E, so moving between them inside a unit is not normally a change of use, unless a planning condition restricts the use. A hot food takeaway, a pub or a bar is sui generis, and turning a shop into one needs planning permission, which you or your agent apply for. Kitchen extraction and odour control are usually conditions of that permission, so the duct route is agreed with the landlord early.

A Bromley shop, cafe or clinic is designed around its customers. Under Part M the entrance needs a level or ramped approach and, where customers use the toilets, an accessible WC. Under Part B the new layout keeps exit routes, fire doors and emergency lighting working, and where a flat sits above, the floor between shop and flat keeps its fire separation. Where food is served, a grease trap on the kitchen drainage protects the sewer. Bromley's guidance also treats the parts separately for energy: the non-domestic rules apply to the shop, whatever the flats above achieve.

Parade working, deliveries and the flats above in Bromley

A shop fit-out in a Bromley parade happens next to neighbours who are trading or sleeping. Noisy work is normally kept to 8am to 6pm on weekdays and 8am to 1pm on Saturdays, with no noisy operations on Sundays or Bank Holidays. Strip-out and breaking out of old floors go in those hours, and quieter work such as fixing counters or painting can follow in the evening once the parade has closed.

The pavement is the loading bay for many parade units, so deliveries of shopfront glazing, counters and equipment are booked for quiet hours and kept short. If a scaffold is needed for the fascia or the upper floor, Bromley's scaffolding licence fee varies with the length of the scaffold, so the run is kept to the unit's frontage where possible. With flats upstairs, we keep their entrance and escape route open throughout, and your duties under the CDM Regulations as a commercial client cover their safety too. An older unit that may contain asbestos needs an asbestos refurbishment survey before strip-out begins.

The GS Renovation Difference in Bromley

A shop, cafe or clinic loses money every week it is shut, so a commercial fit-out is judged on the programme. We work from your drawings and the landlord's pack, give you a dated sequence from strip-out to opening, and keep trades overlapping where the work allows. The founder prices from a site visit, not a floor area. The shopfront, the interior and the services are one contract with one contact, and you get the completion paperwork your insurer and landlord will ask for.

FAQ

Frequently Asked Questions about Commercial Fit-Out Bromley

Why do shop fit-out quotes in Bromley differ?

They rarely price the same scope. One includes the extract route, the grease trap, an accessible WC and making good to the landlord's specification; another leaves them out. The published UK guide of £1,500 to £3,000 per square metre for a retail refurbishment (MyBuilder, 2026) is a starting point, not a Bromley price. Compare quotes against one written scope.

Which are the main shopping centres in Bromley for a fit-out?

Bromley's Local Plan hierarchy names Bromley as the Metropolitan Centre, Orpington as the Major Centre, and Beckenham among the District Centres. Below those, local parades and neighbourhood centres serve residential streets across the borough. We fit out units in any of them, from a single parade shop to a restaurant on a main high street.

Are roller shutters allowed on a shopfront in Bromley?

Solid external ones are discouraged. Bromley's Urban Design Guide SPD says external solid or perforated metal shutters look unsightly, prevent natural surveillance and attract graffiti. It prefers internally fitted open mesh or lattice grilles, which keep a view to and from the street. A new external shutter usually needs planning permission as well. We allow for the grille in the shop layout.

Can an illuminated fascia sign go up in a Bromley conservation area?

Not an internally lit one. Bromley's Urban Design Guide SPD says internally illuminated fascia signs are not considered appropriate in conservation areas or on listed buildings. A painted or applied letter fascia with external lighting is the route there, and any advertisement consent is applied for by you or your sign designer.

How high must a shop canopy be in Bromley?

No less than 2.4 metres above pavement level when extended, according to Bromley's Urban Design Guide SPD. That keeps it clear of people walking underneath. On a low shopfront it can decide where the canopy box sits, so fix its position before the fascia and glazing are made.

Can an old shopfront be taken out during a Bromley fit-out?

Not easily if it has merit. Bromley's Urban Design Guide SPD says Bromley will resist the removal of shopfronts of architectural or historic merit. Original pilasters, corbels, stallrisers and cornices are better repaired and worked into the new design, with modern glazing and doors fitted between them.

Does turning a shop into a takeaway need planning permission?

Yes. A hot food takeaway is sui generis, outside Class E, so changing a shop into one needs planning permission. The application usually has to show how cooking fumes and odours are extracted, so the duct route, fan and filters are decided before the kitchen layout. Your agent applies, and we build to the consent.

What does a food inspector look for in a Bromley cafe fit-out?

A kitchen that can be kept clean and run safely. That means a wash hand basin separate from the food preparation sinks, surfaces and floors that clean easily, enough cold storage, and a layout that keeps raw and ready-to-eat food apart. The food business also registers with Bromley Council before it opens. We build to the layout your operator or kitchen designer agrees, with the grease trap on the drainage.

How long does a small shop or clinic fit-out take?

A few weeks on site for a simple refit of an empty unit that keeps its shopfront, WC and drainage. New toilets, a kitchen with extraction, or a changed escape route add weeks, and the longest wait is often the landlord's approval or the lead time on a made-to-measure shopfront and grilles. We fix a dated programme once the drawings are signed and those lead times are confirmed.
