Renovations in Hornchurch

A 1930s semi in Hornchurch is a well built house with a predictable set of weak points, and after ninety years most of them tend to arrive at once. Bay roofs that were never detailed for a century of rain, corroded wall ties, a tired chimney stack, a rear kitchen extended in the 1960s and services replaced piecemeal by four different owners. What a 1930s Semi Actually Needs

Start with the bay. On most of these houses the ground floor bay is topped by a shallow roof, and on many the first floor bay sits directly above it, carried on modest timber and a lintel that was adequate in 1935 and is tired now. Replacement windows fitted without temporary support have been known to let that structure drop, which is why a bay reinstatement is a structural job with propping rather than a window swap. Cracking above the bay, or a sticking window in the bedroom, is usually the first visible sign.

Then the fabric behind the decoration. Wall ties in cavity walls of this age corrode and expand, lifting the mortar beds and showing as regular horizontal cracks every few courses. Chimney stacks lose their pointing and flaunching and let water down into the bedroom ceiling. Hipped roofs spread slightly at the eaves as the timbers age. None of these is dramatic on its own, but there is no sense fitting a new kitchen and bathroom into a house whose envelope is letting water in, so we deal with the fabric first.

Remodelling the Back of the House

The rear is where these houses gain the most. The original kitchen is small and separated from the garden by a solid wall, and the 1960s addition tacked on behind it rarely helps, being cold, poorly insulated and built on footings that limit what can be done with it. Rebuilding to a proper foundation lets the whole back of the house be replanned as one space, with the original rear wall opened on a designed beam so that the new room reads as part of the house rather than a corridor bolted onto it.

The programme is what keeps that liveable. Structural work comes first and finishes last, so the sequence runs foundations and inspection, then structure and roof, then first fix services, then plaster and second fix. We keep the existing kitchen working for as long as the demolition sequence allows and set up a temporary one before it goes. Building control inspects the open excavation before any concrete is poured and returns at the other defined stages, and one named project manager holds the whole programme together so that nobody has to chase five separate trades for one answer.
