Havering is the far east of London and the housing shows it: wide streets, deep plots, and a stock made up largely of 1930s semis, postwar estate housing and, at Emerson Park and around Upminster, some of the largest detached homes in the capital. Romford, Hornchurch, Rainham and Upminster across RM1, RM2, RM3, RM11, RM12 and RM14 give us space to work in that inner London simply does not offer, and that changes what is worth building.
Much of the borough was built in two waves, the 1930s and then the 1950s and 1960s, to repeating house types. Both are now at the age where the original services have been outlived. Rewires under Part P, heating replacements, window and insulation upgrades under Part L, and reworked kitchens and bathrooms make up a large share of what we take on.
The flat-roofed rear additions and side extensions added in the 1960s and 1970s are the other recurring item. Many have failed coverings, no meaningful insulation and foundations designed for a much lighter structure. Replacing one properly means new foundations to a depth the structural engineer sets, a warm roof build-up, and building control inspecting the excavation before concrete is poured.
The detached houses in RM11 and RM14 sit on plots wide enough for schemes that would be impossible further west. Two-storey side extensions, wraparound extensions that turn the corner from side to rear, annexe accommodation and substantial garage conversions all come up regularly, and the permitted development allowance for a single-storey rear extension on a detached house is commonly four metres.
Havering Council has designated conservation areas in several of the older centres, and inside those the permitted development route closes. Elsewhere the practical conditions are as good as they get in London: a skip on the drive, materials stored securely on site, rear access down the side of the house, and enough room for trades to work in parallel rather than queueing for space.

FAQ
It combines a rear extension with a side extension so the new space turns the corner of the house, usually creating a single large kitchen and dining room. It suits the wider plots found around Hornchurch and Upminster. It normally needs planning permission rather than falling under permitted development, and the structural design comes from an engineer whose drawings we then build to.
It depends on what is underneath. Where the foundations are shallow, the walls uninsulated and the roof structure tired, rebuilding usually costs less over ten years than repeatedly patching. We open up enough to see what is there before advising, and if the existing structure is sound we will say so rather than selling you a rebuild.
