Renovations in Becontree

Becontree houses were built to a small number of standard designs, and a century later they are wearing out in a small number of standard ways. Around Parsloes Park and the streets radiating out from the station you find the same two storey types repeating, with cavity walls, hipped or gabled roofs, a modest kitchen at the rear and generous gardens behind. That consistency is genuinely useful when renovating. Once you have worked on one of a given type you know where the drains run and how the roof is framed, which takes a good deal of guesswork out of pricing the next one.

What has aged in these RM8 houses is everything that was not brick. Original kitchens and bathrooms are long gone or long overdue, wiring has been extended rather than renewed, and heating systems have been swapped without the pipework beneath the floors ever being looked at. Windows have usually been changed at least once, sometimes into openings that were never detailed properly, and the roof covering may still be original. A full renovation resolves all of that in one sequence instead of treating each item as a separate small job with its own call out charge.

The layout is the other thing worth revisiting. These houses were planned around a small rear kitchen and a separate living room, an arrangement that suited a household with a scullery and suits nobody now. Opening the rear of the ground floor, with or without an extension into the garden, is the change most owners want. That wall is loadbearing, so the support has to be engineered first by an independent structural engineer, and our role is to build precisely what the calculations specify, with building control inspecting before anything closes up.

Uniform streets and the case for matching

Repetition cuts both ways. Because the houses along a Becontree street are identical, anything you do that does not match is visible from a hundred metres away. A rear roof in a different tile, render patched in a slightly different colour, a replacement window with altered proportions: all of it reads immediately. Where work affects anything visible from the road, we take the time to match materials properly, which occasionally means sourcing reclaimed rather than accepting the nearest modern equivalent. It costs a little more and it keeps the house looking like it belongs.

Uniformity also means precedent. Almost any change you are considering has already been done nearby, and looking at what neighbours did and how it has aged is worth an afternoon of anyone's time. The planning position still has to be confirmed for your own address with Barking and Dagenham Council rather than assumed from next door, because designations vary and rights can differ street by street.
