Office Fit-Out Enfield

Office fit-outs for small and medium office suites in Enfield, partitions, ceilings, lighting and small power for your office, with the IT and specialist trades coordinated.

Office fit-out in Enfield is usually small-scale work, and it helps to be honest about that. London Plan Policy E1 names Croydon town centre, not Enfield, as the strategic outer London office location. Office space here tends to mean suites above shops and in older buildings around Enfield Town, which the London Plan classifies as a Major centre, and offices inside the industrial units of the Lee Valley. We strip, partition, light, wire and finish those spaces for the business moving in.

For Enfield, the construction part of an office fit-out is published at £70 to £120 per sq ft as a UK guide, and an all-in London office fit-out at £148 to £359 per sq ft (Oktra and Cushman and Wakefield, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Enfield: we build the office partitions, ceilings, lighting and finishes as one contract and coordinate the IT supplier and specialist trades around them.

Where Enfield's office space is, and what Cat A and B mean

Office work in Enfield centres on Enfield Town and the industrial estates rather than on a business district. Enfield Council describes Enfield Town as the largest town centre in the borough, home to 7% of the borough's jobs and 8% of businesses. Office space there tends to be on upper floors above shops or in converted houses used by accountants, solicitors and agencies. Such suites are often small, spread over two or three floors, with a shared stair and no lift.

Two terms come up in any lease. Cat A is the landlord's base fit: ceilings, lighting, raised floors or trunking, heating and cooling, and WCs, left open plan. Cat B is the tenant's fit: partitions, meeting rooms, a tea point, furniture, data points and branding. In a small Enfield suite the line is often blurred, so we read the lease and the landlord's schedule of condition first and price only what is yours to build.

Offices and mezzanines in Enfield's Brimsdown and Great Cambridge Road units

Enfield also has industrial land in the Lee Valley, and a fit-out there is about offices, welfare and trade counters inside a working shed. London Plan 2021 Table 6.2 lists Brimsdown, Freezywater / Innova Park and Great Cambridge Road as Strategic Industrial Locations in the Lee Valley property market area. Typical work covers a mezzanine office, toilets and kitchenette, partitioned stores, a site office, new lighting and upgraded power to the racking and machinery.

Non-domestic building regulations apply to most of it. A mezzanine needs structural design, a protected escape route and fire separation from the warehouse, and new offices need ventilation and, where toilets are provided, accessible ones. Your structural engineer designs the mezzanine frame and connections, and building control checks means of escape and fire safety. We can phase the work so the warehouse keeps operating, fencing off the working area and timing the loudest tasks around shift changes, inside the council's permitted hours for noisy work.

Consents for an Enfield office: licence, building control and CDM

Before any partition goes up in an Enfield office, the landlord's licence for alterations has to be in place. The landlord will want drawings, a method statement and often their surveyor's approval of the specification. Building regulations then apply as non-domestic work: Part B for fire and means of escape, Part M for access and accessible WCs, and Part L for lighting controls and services. An office falls under the Fire Safety Order, so the work needs a full plans application rather than a building notice. Enfield Council is the local building control authority, or a registered building control approver can act instead.

A business commissioning a fit-out is a client under the Construction (Design and Management) Regulations, with duties of its own. They include providing information about the building, allowing enough time and appointing a principal contractor where there is more than one contractor. We explain those duties at the start and run the site under them. In an occupied building, noisy strip out and core drilling stay inside the council's permitted hours, timed with the landlord and the tenants above and below. Noisy work outside those hours would need the council's agreement, usually through a prior consent under the Control of Pollution Act.

Class MA, office stock and the end of an Enfield lease

Office to home conversion affects the Enfield office market around you, even though it is not your fit-out's concern. Class MA of the General Permitted Development Order 2015 permits a change of use from Class E to Class C3 dwellinghouses, subject to prior approval and a qualifying period in Class E use. It does not apply to listed buildings, and an Article 4 direction removes it. London Plan Policy SD8 says boroughs should introduce targeted Article 4 Directions, where justified, removing office and retail to residential rights to sustain town centres, so whether one covers a particular Enfield building is a question for the council's records.

When your lease ends, dilapidations follow. Office leases commonly require the tenant to remove its alterations and hand back the space in the condition set out in the lease and schedule of condition. We can strip partitions, make good ceilings and floors, cap services and redecorate to that standard, and we keep the fit-out drawings from day one so the reinstatement at the end is priced against what was actually built.

Trusted Office Fit-Out in Enfield

An office fit-out has to fit around a business that is either moving in on a fixed date or still trading in the next room. We agree the programme with you and the landlord, work to the licence for alterations and the building's rules, and run strip out, partitions, ceilings, lighting and finishes with one site lead. Your IT supplier's cabling is coordinated into the first fix, your structural engineer designs any mezzanine, and certified trades test the electrics before handover.

FAQ

Frequently Asked Questions about Office Fit-Out Enfield

What should a business budget for an office fit-out in Enfield?

Treat the UK guide of £70 to £120 per square foot for the construction work (Oktra, 2026) as a floor; London all-in figures run £148 to £359 per square foot (Cushman and Wakefield, 2026). Add the landlord's fees for the licence for alterations, any dilapidations at lease end, and your IT and furniture, which sit outside the building work. A Enfield quote follows a survey of the space.

Is Enfield a major office location for a new office fit-out?

No, and the scale of work reflects that. London Plan Policy E1 names Croydon town centre as the strategic outer London office location. Office space in Enfield is mainly suites around Enfield Town, which the London Plan classifies as a Major centre, and offices within industrial units.

Can a mezzanine office be built in an Enfield industrial unit at Brimsdown?

Yes, subject to design and building regulations. London Plan 2021 lists Brimsdown as a Strategic Industrial Location, and a mezzanine office is a typical fit-out item in a unit of that kind. Your structural engineer designs the frame, and building control checks escape routes and fire separation before handover.

Does an office fit-out in Enfield need building regulations approval?

Most do. New partitions, altered escape routes, new WCs and new lighting bring the work under non-domestic building regulations, including Parts B, M and L. Enfield Council is the local building control authority, or a registered approver can be used. Plans or an initial notice go in before work starts.

What is the difference between Cat A and Cat B fit-out?

Cat A is the landlord's base: ceilings, lighting, heating and cooling, floor finishes or raised floors, and WCs, in an empty open plan space. Cat B is the tenant's layer on top: partitions, meeting rooms, a tea point, data points, furniture and branding. Your lease says which one you are paying for.

Does an office fit-out in the Enfield Town Conservation Area need planning permission?

Not for the interior of an unlisted building, because works that affect only the inside are not development. Outside is different: new air conditioning condensers, windows or other external changes can need permission. Planning Data records the Enfield Town Conservation Area under an Article 4(1) Direction from 2017, so ask the council before touching the exterior. Your agent applies; we build to the consent.

Can office fit-out work in Enfield happen out of hours?

Quiet work can, where the landlord and neighbouring occupiers agree: fixing ceiling tiles, cable pulling and decorating. Strip out and core drilling are the noisy stages, so they stay inside the council's permitted hours unless the council gives prior consent under the Control of Pollution Act. Escape routes and the fire alarm stay working for the occupiers who remain, and the agreed hours go into the programme before we start.

Who arranges the data cabling in a new office?

Your IT supplier specifies and usually installs the data network, and we coordinate it with the builder's work. We set the containment, floor boxes and ceiling routes in the first fix so the supplier can pull cables before ceilings close, and we agree the handover dates between us.

What happens to an Enfield office fit-out when the lease ends?

The lease usually requires you to remove your alterations and reinstate the space, known as dilapidations. We strip partitions, make good ceilings and floors, cap services and redecorate to the schedule of condition. Keeping the fit-out drawings from the start makes that reinstatement at your Enfield office easier to price.
