Kitchen Extensions Surbiton

Rear, side return and wraparound kitchen extensions in Surbiton, the room, the services and the kitchen built as one job.

In Surbiton only 22% of homes are houses, so a kitchen extension here is a job for the villas, semis and terraces between the flats. Some of those houses sit in the conservation areas that take in the old Surbiton New Town, where Kingston says an extension needs its approval. Others are on a Local Area of Special Character street, where permitted development still applies. Working out which of these, if either, covers your address comes before any drawing of the kitchen itself.

In Surbiton, a rear kitchen extension of about 30 square metres typically costs £45,000 to £97,500 excluding VAT, or £60,000 to £100,000 for a side return (indicative London ranges, Resi, MyBuilder and Checkatrade, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Surbiton: the structural engineer we appoint designs the foundations and steel, we build the room and fit the kitchen, and a registered electrician certifies the electrics.

Conservation area houses in Surbiton need consent first

If your house is in one of Surbiton's conservation areas, plan on a planning decision before we start. Kingston says an external alteration or extension in a conservation area needs its approval, and the Surbiton New Town begun in 1838 runs through the Claremont Road, St Andrew's Square and Cadogan Road conservation areas. Claremont Road alone has 391 properties over 9.3 hectares. On that designated land every side extension needs householder planning permission, and the prior approval route for deeper rear extensions is closed. For you that means drawings, a planning decision and then the build, in that order.

The same address also loses the quicker route. Kingston cannot fast track planning applications for properties in a conservation area, so the decision runs at the normal pace. We plan the programme around that wait. The structural engineer we appoint can size the steel and your designer can settle the glazing while the application is live. Once consent arrives and any conditions that must be met before work starts are cleared, the trades and the skip are already booked.

Housing in Surbiton

Surbiton has about 7,740 homes on the Council Tax list: 34% pre-1919, 10% interwar and 56% post-war, with flats making up 78% and houses 22%. Where most homes are flats, only a ground floor flat in Surbiton with its own garden can extend its kitchen.

Local Areas of Special Character keep permitted development

A Local Area of Special Character does not take away your permitted development rights. Kingston lists Berrylands Road, Cleaveland Road, The Mall, Cranes Park, Grand and Elmbridge Avenue, St Matthews Avenue and Walpole Road as such areas in Surbiton, and says permitted development is not affected there. On those Surbiton streets a modest single storey rear kitchen can often go ahead without a planning application, provided it stays inside the national limits set out below. Check first that an earlier planning condition has not removed those rights from the house.

Permitted development has its own ceiling. Nationally a single storey rear extension cannot project more than three metres beyond the original rear wall of a house that is not detached, or four metres for a detached one, and cannot exceed four metres in height. Outside designated land, prior approval lifts those depths to six and eight metres. We check the original rear wall on site, because the measurement starts from the house as first built and an earlier lean to counts against the allowance. A lawful development certificate is worth having before the footings go in.

Side kitchen extensions on Surbiton semis

A side extension widens the kitchen, and Kingston's guidance limits how wide and how far forward it can come. The Residential Design SPD says a single storey side extension should generally be no wider than 50% of the original house and set back at least 500mm from its front wall. On a semi with a driveway down the side, that usually leaves a galley strip that suits a run of units and a door to the garden.

The SPD also asks for the side wall to sit at least 250mm in from the boundary, so the gutter does not hang over next door. That gap shapes the foundation, the roof edge and the drainage, because a gully against the boundary is hard to reach later. A trench dug close to and deeper than next door's foundations can still bring in the Party Wall Act, and serving that notice is your job as building owner, not ours. We set out the line with you on site, and the kitchen designer works to that internal width rather than to a sketch.

Opening the back wall and fitting the kitchen

On a Surbiton house the biggest structural step is taking out the old back wall so the new room joins the house. That opening needs a steel beam sized by the structural engineer we appoint, and building control inspects it. Kingston lists forming an opening in a load bearing wall as its own item in its building control charges. Where Kingston is your building control body, it sends a Service Plan after validation listing the stages when inspections must be booked. We expect the steel to be one of them, seen before it is boxed in.

We build the shell, then the kitchen goes in within the same programme, so the waste runs, the extract route and the sockets are placed for the units you have chosen. Kingston officers typically attend between 9.30am and 3pm on weekdays, so on an inspection day we leave the steel and drainage open and move the other trades to work that does not cover them. You have a working kitchen at the end, not an empty box.

FAQ

Frequently Asked Questions about Kitchen Extensions Surbiton

What is included in your kitchen extensions price in Surbiton?

A GS Renovation price for kitchen extensions in Surbiton includes everything needed to finish the work and get it signed off, within £45,000 to £97,500 excluding VAT for a rear kitchen extension of about 30 square metres (indicative). That covers labour, materials, the engineer's design, building regulations approval covering the foundations, the steel into the house, the drainage and the cooker extract under Part F, and making good. Anything uncertain at the KT6 property is flagged before starting rather than added later.

Can a flat in Surbiton add a kitchen extension under permitted development?

No. Householder permitted development rules for extensions apply to houses only, not to flats or maisonettes. With 78% of Surbiton homes being flats, this catches many owners. A ground floor flat extension needs planning permission and normally the landlord's consent under the lease. We can build it once both are in place, working to the approved drawings.

How do you know if a Surbiton house is in a conservation area?

Check the council's conservation area maps against your address before any design work. Kingston has 26 conservation areas covering about 9.4% of the borough, and Claremont Road, St Andrew's Square and Cadogan Road all take in parts of the Surbiton New Town. Inside one, Kingston says an extension needs its approval, so the programme should allow for a planning decision.

How long does Kingston take to approve full plans for a Surbiton extension?

Up to 5 weeks, extended to 8 weeks if revisions or more information are needed, where Kingston is your building control body. Submitting complete drawings with the engineer's calculations keeps you nearer the shorter figure. We line up the start date with that approval so the ground works do not wait on paperwork.

How deep can a rear kitchen extension be on a Surbiton house?

Kingston's Residential Design SPD says a single storey rear extension should generally not exceed 3 to 3.5m in depth where planning permission is needed. It also expects at least 50% of the rear garden to remain. On a long villa garden the depth guide is the figure that binds; on a short terrace plot, the garden rule can bite first.

What roof height suits a single storey kitchen extension in Surbiton?

The SPD says a single storey rear extension should not exceed 3m in height with a flat roof, 3.3m with a parapet or 4m with a pitched roof. A flat roof with roof lights stays within the lowest limit and still brings in light from above. We agree the roof build up early so the ceiling inside lines through with the house.

Why does a lower house next door change a Surbiton extension?

Kingston's guidance says a single storey rear extension should be less deep where the neighbouring house sits at a lower level. The drop makes the new wall taller from their side, so a shallower projection is the design the guidance points to. We survey the ground levels on both sides before the depth is fixed.

Does a Surbiton kitchen extension need building regulations approval?

Yes. The structure, drainage, glazing and insulation all need building control sign off. Kingston offers full plans or building notice for a house, and says the cost is the same either way. For work involving new steel, full plans gives you checked drawings before we build. Where Kingston is the building control body, it issues the completion certificate within 5 working days of a satisfactory final inspection.

Does a kitchen extension on a Surbiton semi or terrace need a party wall notice?

Often, yes. Kingston's boundaries page says notice must be given to the neighbour before work on a shared party wall, such as cutting in a steel bearing or a flashing. Building on the boundary line, or digging foundations close to and deeper than next door's, can also need notice. You serve it as building owner, or a surveyor does for you; we give you the drawings and programme it needs.
