Commercial Fit-Out Hounslow

Shop, cafe, restaurant, salon and clinic fit-outs in Hounslow, shopfront to counter under one contract, built around your opening date.

Commercial fit-out in Hounslow means shops, cafes, restaurants, salons and clinics, and the Local Plan says where they cluster: Hounslow, a Metropolitan Centre, Chiswick, a Major Centre, and Brentford and Feltham, District Centres. The council also designates large and small neighbourhood centres, where the units are smaller parade shops. A customer-facing unit brings a shopfront judged against council guidance, use class rules, extraction for food, accessible entrances and WCs, and a programme that works around trading neighbours and the flats above.

For Hounslow, published UK guides put refurbishing a retail space at £1,500 to £3,000 per m² and a restaurant or cafe at £2,000 to £4,500 per m², and London units usually cost more (MyBuilder, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Hounslow: our own trades do the strip-out, back of house, counter fitting and finishes, and we coordinate the shopfront, extraction, electrical and fire specialists the unit needs.

Hounslow's four town centres and the parades around them

The kind of commercial unit being fitted out in Hounslow depends on which centre it is in. The Local Plan ranks Hounslow as a Metropolitan Centre, Chiswick as a Major Centre, and Brentford and Feltham as District Centres. In the London Plan network these sit in a ladder of International, Metropolitan, Major and District centres, with Local and Neighbourhood centres designated below them in each Local Plan. Parades in those smaller centres serve the streets immediately around them.

For the fit-out that ranking shows in the building and the landlord. A unit in a larger centre is more likely to sit in a managed block with a service yard and booked delivery slots. A neighbourhood parade unit is more often a ground floor shop with a flat above, a narrow rear yard and a single shared drain run. Hounslow's Local Plan also says residential use is not considered appropriate at ground floor level in town centres, so those shop floors are there to trade.

Shopfronts and signs under Hounslow's shopfront guidance

A new shopfront in Hounslow is designed to the council's guidance rather than to a brand manual alone. Hounslow's Shopfront Guidelines, dated January 2013, are a supplementary planning document on installing new shopfronts and refurbishing existing ones, and the Local Plan expects town centre development to be of high quality design in accordance with the Shop Front Design Guidelines SPD. Your designer draws the frontage against them, and applies for planning where the change to the building's appearance needs it.

What the guidance looks at is how the shopfront sits in the whole building: fascia depth, stallriser, pilasters, glazing bars and whether shutters are solid or open. Illuminated signs and projecting signs can need advertisement consent, which the owner or designer applies for. Parts of Chiswick and Brentford lie in conservation areas, where timber frontages and traditional detail matter more. We build to the approved drawings and coordinate the glazier, joiner and sign maker so the frontage is closed for as short a time as possible.

Use classes, food units and extraction in Hounslow

Before a Hounslow unit is fitted out, check that its planning use allows the business. Class E covers shops, cafes, restaurants, clinics, gyms and offices, so moving between them needs no planning permission for the use itself, unless a condition on the unit's planning permission restricts it. Hot food takeaways, pubs and bars are sui generis, and changing a unit to one of them needs planning permission, which the owner or their agent applies for. A lease can restrict the use more tightly than planning does, so read it too.

If the building is listed, the works themselves are a separate question: anything that affects its character, inside or out, needs listed building consent from Hounslow Council, and carrying it out without consent is a criminal offence.

Food units bring the heaviest fit-out. A cooking kitchen needs extraction with odour and noise control, usually a duct taken up the rear of the building past the flats above, and that duct often needs planning permission of its own. Drainage from a food kitchen needs a grease trap or separator. Hounslow's building control says a full plans application is usually used for alterations and changes of use, which covers the extract, drainage and the escape routes the kitchen affects.

Trading hours, deliveries and neighbours on a Hounslow parade

A shop fit-out in Hounslow has to fit around the parade as well as the unit. Noisy building work is permitted Monday to Friday 8am to 6pm and Saturday 8am to 1pm, and those are also the hours when the shops either side are serving customers. Strip out and breaking out go first, before neighbours' busy periods where possible, and the flat above needs warning of the noisy days. Dust sheeting and a sealed hoarding keep the next door shop clean.

Deliveries need the street booked. Licences from Hounslow Highways are required for hoarding, scaffolding and building materials on the road, and a skip left in a parking bay needs the bay suspended first. Inside, the fit-out covers counters, display and service areas, trading floors that stand up to foot traffic, lighting, and accessible entrances and WCs under Part M. You, as a commercial client, also carry duties under the CDM Regulations, and we explain them at the start.

FAQ

Frequently Asked Questions about Commercial Fit-Out Hounslow

What should I budget to fit out a unit in Hounslow?

Start from the UK guide of £1,500 to £3,000 per square metre for a retail refurbishment, or £2,000 to £4,500 for a restaurant or cafe (MyBuilder, 2026), and add for London prices. Consent fees, the landlord's costs and equipment such as ovens and tills sit outside the building work. A Hounslow quote follows a survey of the unit and your layout.

Which town centres in Hounslow have the most shop and cafe units?

The Local Plan names four town centres: Hounslow as a Metropolitan Centre, Chiswick as a Major Centre, and Brentford and Feltham as District Centres. The larger the centre, the more units and the more likely a managed landlord with its own fit-out rules. Smaller parades sit in neighbourhood centres around them.

What guidance applies to a new shopfront in Hounslow?

Hounslow's Shopfront Guidelines of January 2013, a supplementary planning document covering new and refurbished shopfronts. The Local Plan also expects town centre schemes to be of high quality design in line with the Shop Front Design Guidelines SPD. Your designer draws against it, and we build to the approved drawings.

Can a Hounslow shop become a cafe without planning permission?

Usually yes for the use, because shops, cafes and restaurants all sit in Class E. The works can still need consent: a new extract duct, a changed shopfront or new signs may need planning or advertisement consent. A hot food takeaway is different, because it is sui generis and the change needs planning permission.

Can the ground floor of a Hounslow town centre shop become a flat?

Not easily. Hounslow's Local Plan says residential use is not considered appropriate at ground floor level in town centres, and its Article 4 direction removes the Class MA right to change Class E use to residential there. The ground floor is expected to stay in commercial use and be fitted out for trade.

Does a restaurant fit-out need a grease trap?

Where food is cooked and washing up goes to the drain, a grease trap or separator is the usual answer, because fat hardens in the sewer and causes blockages. The water company can take action over fat in its sewers. We fit the trap under the sink run with access for emptying, and your staff maintain it.

What hours can a shop fit-out on a Hounslow parade run?

Noisy work is permitted Monday to Friday 8am to 6pm and Saturday 8am to 1pm, and not on Sundays or bank holidays. Quiet work such as decorating can run later. We schedule the loudest stages early in the programme and tell the neighbouring traders and the flats above which days they fall on.

Do signs on a Hounslow shop need advertisement consent?

Some do. Illuminated signs, projecting signs and larger fascia signs can need advertisement consent, while some modest non-illuminated signs do not. In a conservation area the rules are tighter. The owner or their designer applies, and we fit the sign and its wiring once the consent is in place.

Is a clinic or salon fit-out different from a shop fit-out?

Yes, mostly in services. A clinic or salon needs more basins, water supply, drainage and ventilation, plus hygienic wall and floor finishes, and sometimes treatment rooms with privacy and sound separation. The planning use is often still Class E. The programme is driven by plumbing and ventilation more than by display joinery.
