Renovations in Notting Hill

Every trade under one contract across Notting Hill and W11. Structural work, extensions, kitchens and bathrooms, building control handled for you.

Much of Notting Hill's housing is not whole houses at all. The tall stucco terraces off Ladbroke Grove were divided into flats decades ago, so a typical W11 renovation is one dwelling inside a shared structure, with neighbours above and below and a soil stack running past the bathroom. That changes the questions entirely: what is load bearing, who owns the ceiling, what the lease permits, and how the work sounds from downstairs. GS Renovation has carried out renovations across the area since the company was incorporated in 2023, drawing on a founder with over 30 years of experience in London conversion work.

Flats Inside Period Houses

In a converted townhouse you cannot read the structure from the layout. The original spine wall may have been partly taken out by whoever did the conversion, sometimes with a beam and sometimes with nothing more than optimism. Partitions put in during the 1970s look like stud but occasionally pick up a joist end. Floors span in directions that changed when the house was subdivided. We open up and inspect before committing to a scope, and the engineer we appoint bases the design on what is exposed rather than on an assumption about how the house was originally built.

Sound is the other thing that separates flat work from house work. Altering a floor or ceiling between two dwellings brings building regulations on sound insulation into play, which means resilient layers, isolated battens and careful detailing at the perimeter rather than a thicker underlay. Leases frequently carry their own requirements about floor coverings on top of that, and the two sets of rules do not always ask for the same thing. Both have to be settled before anyone lifts a board, because retrofitting acoustic separation once the finishes are down means taking every one of them up again.

Access, Market Days and Getting Materials In

Portobello Road Market runs through the heart of the area and the roads around it are busy for much of the week, so a renovation in W11 is planned around when a van can realistically get to the door. Parking is controlled, waiting time is short, and many of the flats are on the second or third floor of a building with no lift. Everything arrives up a communal staircase, which changes the practical size of a sheet of plasterboard or a length of steel. We size deliveries to the stairwell and agree the route with the managing agent before the first one arrives.

Inside the flat, kitchen and bathroom renovations are shaped by where the existing services run. Waste has to fall to the stack at the right gradient, so moving a bathroom across a flat is a drainage question long before it is a design question. Water isolation often affects the whole block, so it is arranged with the agent and the neighbours in advance. We work within the block's permitted hours, protect the common parts on the way in and out, and coordinate the building control notification for anything structural or notifiable.

FAQ

Renovating in Notting Hill, common questions

Can I remove a wall inside a converted flat?

Sometimes, but only after the wall has been proven non structural or a supporting beam has been designed for it. In a subdivided period house the honest answer at first visit is that nobody knows without opening up. We expose the head of the wall, an appointed structural engineer inspects and calculates, and if a beam is needed we install it with temporary support in place. The freeholder's licence to alter is also required before the work starts.

What does the freeholder need to approve?

Anything the lease reserves, which typically covers structural alterations, changes to floor construction, moving waste and soil connections, and sometimes window or heating changes. The managing agent usually appoints a surveyor to review drawings and issue a licence to alter with conditions attached. We supply the drawings, method and insurance details that process needs. Consent from the freeholder is separate from building control approval, and a project generally needs both.

How do you work in a flat with no lift?

By planning the materials around the staircase from the outset. Boards are ordered in sizes that will turn the half landing, waste goes out in bags rather than barrows, and heavier items such as baths and steel are specified where possible in sections that two people can carry. Common parts are covered and protected before the first delivery, and cleaned at the end of each day. It is slower than a house, and the programme reflects that honestly.
