Lime, soft brick and why the specification matters

An early nineteenth century wall was designed to take in moisture and give it back. Lime mortar is softer than the brick around it, so it cracks and sacrifices itself instead of letting the brick face spall, and lime plaster inside lets the wall dry inwards. Repoint that wall in hard cement and the moisture is forced through the brick instead, which is why so many SE5 elevations show eroded faces along a band of neat grey joints. The same logic applies to internal finishes and to any impermeable render at low level.

We specify like for like where the fabric is historic: lime mortar matched for colour and aggregate, lime or breathable plaster on solid walls, and insulation systems chosen for their vapour behaviour rather than their U value alone. Damp is investigated before it is treated. In these houses it is usually a blocked gully, a cracked hopper, a raised pavement level or a bridged void rather than anything that needs chemical injection, and finding the cause is cheaper than repeatedly redecorating over the symptom. Vaults, lower ground floors and structural repair

Many Camberwell townhouses have a lower ground floor with a front lightwell and brick vaults running out under the pavement. Those vaults are the part of the building most often neglected, and water tracking down through a failed pavement light or an old cast iron drain quietly softens the brickwork supporting the front steps. Internally the recurring job is forming a wide opening in a wall that was never built for one. The structural engineer we appoint designs the beam, the bearings and the temporary support, and we needle and prop in stages so the wall above is never left carrying itself. Building control inspects the bearings before anything is covered up. A failed timber lintel is replaced rather than concealed behind new plaster.

Listed buildings and consents in SE5

Lime, on any solid wall of this age. Cement mortar is harder than the surrounding brick, so trapped moisture escapes through the brick face instead of the joint and the faces erode. We rake out failed joints by hand and match the new mortar for colour and aggregate. On a listed building, repointing may itself need consent.
