Every trade under one contract across Bow and E3. Structural work, extensions, kitchens and bathrooms, building control handled for you.
Bow's E3 streets run in long Victorian rows between Victoria Park and the Regent's Canal, and the houses behind those bay fronts hold less space than they promise. Renovations here are almost always about recovering what the original plan gave away: the dark middle room, the narrow closet wing, the useless strip of side return. GS Renovation works on this stock as a contractor. Where loads change we appoint a structural engineer and build to their design rather than improvising on site. Founder Abdelaaziz Saaid brings over 30 years of hands-on experience with East London terraces, the company is fully insured, and we coordinate the building control applications and inspections as part of the job.
Strip a house off the Roman Road back to its bones and you find solid nine inch brickwork with no cavity, a suspended timber ground floor sitting on low sleeper walls, and lath and plaster on the ceilings and often the partitions too. That ground floor void was designed to breathe through airbricks at the base of the wall. In most E3 terraces it has stopped breathing, because a later concrete path, a rendered plinth or a rear addition covered the vents over. Joist ends soften, floors feel springy near the walls, and a new carpet hides the symptom without touching the cause.
The other recurring find is the level change where the main house meets the back addition. Original builders dropped the closet wing floor by a step or two, and every later owner has papered over the junction with a ramp, a threshold strip or a raised screed. When you open the rear of the house up into one room, that difference has to be resolved properly rather than disguised. We set out the finished floor levels before any joinery is ordered, so the kitchen units, the doors and the skirtings all land where they should.
Bow terraces front straight onto the pavement, which decides most of the logistics before a single tool arrives. There is nowhere to stand materials, so deliveries are broken down and carried through the hallway, and waste comes out the same way. Parking is controlled across the area, so a skip needs a Tower Hamlets Council permit and usually a suspended bay, arranged ahead of the start date. Where the street is too tight for either, we plan for bagged waste on scheduled collections and time deliveries away from market trading and the school run.
Living in the house through renovations is realistic if the programme is honest about it. We screen the working zone, protect the stair and the hall carpet because everything passes through them, and keep water and power on in the rooms you are still using. You get one named project manager who tells you at the start of each week which rooms are coming out of use and when the noisy stages fall. Installations we carry out are covered by a five year guarantee, and quotations are free with no obligation coming with them.

FAQ
Yes, whenever the skip stands on the public highway rather than on private land, and in Bow almost every terrace opens straight onto the pavement. Tower Hamlets Council issues the permit and a suspended parking bay often goes with it, so we apply well before the start date. Where neither is possible, we move to bagged waste on scheduled collections and stage the deliveries to suit.
Because the joist ends are sitting in damp brickwork, usually where the sub floor ventilation has been blocked. The ground floor is suspended timber over a ventilated void, and later paths, plinths and rear extensions commonly cover the original airbricks. Renovation is the right moment to lift the boards, inspect the joists and their bearings, restore the ventilation and insulate between the joists while the floor is open.
A structural engineer we appoint on your behalf, never us. GS Renovation is a contractor, so we take the engineer's design, prop the structure, remove the wall in stages and seat the beam on the bearings exactly as drawn. That separation matters because the person checking the calculation should not be the person installing the steel. We then coordinate the building control inspections through to sign off.
Yes, provided it is agreed at quotation stage rather than raised once the walls are open. Cornices, panelled doors, cast fireplaces and moulded skirtings can be shielded where they stand, taken off and refitted, or copied where pieces have been lost. Careful work of that kind takes longer than a straight strip out, so it belongs in the scope from the beginning. We will tell you honestly what is worth saving and what is beyond it.
