Merton runs from Wimbledon in the north west down through Mitcham to Morden, covering SW19, SW20, CR4 and SM4. Wimbledon carries the older stock, substantial Victorian villas and period family homes on generous plots, while Mitcham and Morden are predominantly interwar semis built during the suburban expansion of the 1920s and 1930s. Those two eras behave very differently once you start opening walls, and the planning position is not the same across them either.

Victorian Villas Around Wimbledon and Raynes Park

The larger houses in SW19 and SW20 are solid-walled, tall and often still carrying their original layout of separate reception rooms. The usual brief is a full refurbishment with the ground floor opened up, a rear extension into the garden, and the roof space converted. Because these houses are deep, daylight into the middle of the plan is the design problem worth solving first.

Merton Council has designated conservation areas including parts of Wimbledon Village and the older centres, and permitted development rights do not survive inside them. Where a scheme needs consent, we build only what has been approved. Structural openings through a solid spine wall are designed by an engineer, and we install the steel and its padstones exactly as that design specifies.

Interwar Housing in Mitcham and Morden

Morden and Mitcham are dominated by the 1930s semi: cavity walls, hipped roof, bay to the front, a decent rear garden and a driveway or side path. The three jobs we are asked for most often are a rear extension, a hip to gable loft conversion, and modernising a kitchen and bathroom that have not been touched in thirty years.

Cavity construction needs the right details at new openings, with cavity trays and closers to keep water out and thermal bridging down. Party wall duties still apply on a semi where a beam bears into the shared wall or a chimney breast is removed from a shared stack. On the practical side, a driveway usually means the skip stays off the road and materials can be stored securely on site.

FAQ

Renovation in Merton, common questions

Does Wimbledon Village have different planning rules?

It has tighter ones. Parts of it fall within conservation areas designated by Merton Council, and inside a conservation area permitted development rights for extensions, roof alterations and some external changes are removed. That means a planning application rather than an automatic right, and closer attention to materials, window design and how the work reads from the street.

What is a hip to gable loft conversion?

It is the standard solution on a semi-detached or end-terrace house with a sloping hipped roof at the side. The sloped hip is built up into a vertical gable wall, which creates usable width and head height in the loft, and a rear dormer is normally added behind it. The added volume counts towards the permitted development allowance.
