Open-Plan Conversions Weybridge

Open-plan kitchen, diner and living conversions in Weybridge. Trusted, professional, 30+ years' hands-on experience.

Opening up a ground floor is a structural job, a services job and a heating job at once. Get the order wrong and you pay twice. We appoint the structural engineer, build to the calculations, and coordinate the building control application and the inspections. Quotations are free and carry no obligation.

Templemere ground floors were designed open already

Elmbridge Borough Council's Templemere character appraisal records that the houses have open plan interiors with the circulation space in the core, so the ground floors were designed open from the start. If you own one, the work is about adjusting an arrangement that exists rather than inventing one. The estate is also a conservation area, designated on 13 June 2017, and the council describes it as a 1960s development of 65 houses set in 12 acres of historic grounds. Anything visible from outside is judged against that mid century design intent, so we would want the appraisal on the table at the first visit.

South of Oatlands Village the houses sit close together

Elmbridge Borough Council describes the residential roads south of Oatlands Village as relatively high density, containing mainly two storey 19th and early 20th century houses. Density decides the practical half of an open plan job. Where the skip goes, how a beam is delivered and lifted in, and whether a party wall is in play. If a party wall award is needed, that is a separate appointment, because we are not party wall surveyors. We plan access and deliveries with you before the first day on site rather than on it.

Taking the open plan out into a rear extension

Depth is the first constraint to check. Elmbridge Borough Council advises that a single storey rear extension which does not project more than 3 metres has minimal effect on the natural light reaching a neighbour's windows. Past that depth, the daylight question is live and the design has to answer it. Either way the beam over the old rear wall is the same engineering problem. It is sized from calculations for your house, not from a span someone quoted for a different one.

Why Weybridge Homeowners Choose GS Renovation

An open plan ground floor is not one trade. The steel, the floor build up, the heating that now has to warm a single larger volume, the lighting and the acoustics all have to be decided in sequence. Decide them late and the work gets undone. We run that programme, appoint the structural engineer, coordinate the building control inspections and give you one point of contact. GS Renovation Ltd is rated 4.9 from 31 reviews on MyBuilder.

  • Structure and finishes delivered by one team on one programme
  • Materials priced at options, so you choose the finish
  • The house kept usable while the opening is formed in stages
  • One point of contact on the phone, not a call centre
  • The layout planned around how you actually use the ground floor
  • A dedicated project manager from first survey to handover

FAQ

Frequently Asked Questions about Open-Plan Conversions Weybridge

How much should a Weybridge homeowner set aside for open-plan conversion?

Enough for the scoped work plus a sensible allowance for the unseen. GS Renovation prices what the KT13 survey shows, names anything that could change once open-plan conversion opens up a Victorian and Edwardian terraced structure, and leaves the decision with you. The Elmbridge Borough Council fee belongs in the same budget. Nothing is added to a Weybridge project without written agreement. Ring 07472 424 226 and we will explain the likely contingency for a KT13 property in Weybridge. As a rough guide, open-plan conversion in London typically costs from roughly £3,000 to £8,000 or more, including the steel beam and finishing (indicative London ranges, MyBuilder and Checkatrade, 2026). Your figure depends on the size, specification and condition of the property, which is why we survey before quoting.

Does opening up a Templemere house with clerestorey windows reach the roof structure?

It can, and that is the first thing to establish. Elmbridge Borough Council's appraisal records that the crescent groups at Templemere are flat roofed, while the staggered terraces have broken roof pitches with a clerestorey of windows between the two. A roof built that way puts loads in places a single pitch does not, so what an internal wall carries has to be traced upwards before any beam is sized. The engineer does that on site.

If the kitchen moves to the back of the house, does the drainage need anyone's agreement?

It can do, and Thames Water is the body concerned. Thames Water Utilities Ltd is the undertaker responsible for surface water drainage from development via adopted sewers in Elmbridge, so connections and building near a public sewer are dealt with there rather than with the council. A new waste run inside the house is one question, a new connection outside it another. We establish where the drainage runs at survey stage, before the floor is laid.

The wall on a Wellington Way Estate house looks like a stud partition. Can it be treated as non structural?

No, because appearance is not evidence. Elmbridge Borough Council describes the Wellington Way Estate as late 20th century, medium to high density two storey housing on modest plots. A timber framed wall in a house of that period can still carry floor or roof load, and the finish tells you nothing about what sits above it. Elmbridge Building Control Services treats structural internal alteration as needing approval, so the engineer confirms the wall before anything is cut.

Does an open plan ground floor need consent in the Wey Navigation Conservation Area?

Not for the internal work. The Wey Navigation Conservation Area was designated on 2 January 2002 as part of a linear conservation area running 20 miles from the River Thames at Weybridge to the Town Bridge at Godalming. It controls what the outside of the building does. Replacing the rear wall with glazed doors is external, so that part goes to Elmbridge Borough Council. Removing a wall between two rooms and putting a beam in does not.

Is a Design Code Checklist needed for an open plan conversion?

Only where a planning application is being made. Elmbridge Borough Council requires a Design Code Checklist to accompany householder planning applications submitted after 6 January 2025, following adoption of its Design Code SPD on 17 April 2024. An internal open plan conversion with no external change needs no planning application, so no checklist arises. Add glazed doors, a rooflight or an extension and the picture changes, because those are the parts the council assesses.
