Flat Conversions Crouch End

Houses divided into self-contained flats in Crouch End, separating floors, a protected stair and separate services for every flat.

Flat conversion in Crouch End starts from a small pool of houses. The VOA's count for Crouch End West, Crouch End East and Hornsey Vale has 76% of homes as flats and only 24% as houses, 19% terraced and 5% semi-detached or detached. Haringey sets a floor area test and family housing rules before one of those houses can be divided into self-contained flats. We build conversions to the consent the owner's designer secures, with the fire and sound separation between homes done properly, and we also combine flats back into single houses.

In Crouch End, converting a house into two or three flats is published at £50,000 to £120,000 including professional and council fees, and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone, which is the part a builder prices (indicative London ranges, Architectural Drawings and Mayfair Studio, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Crouch End: we build the conversion to the approved drawings, building control inspects the fire and sound separation, and a registered electrician certifies each flat's electrics.

Which Crouch End houses Haringey allows to be split

Haringey Policy DM16 permits subdividing a house into self-contained flats only where the gross original internal floor space of the dwelling is greater than 120m2. In Crouch End that can rule out a smaller two-storey terrace and points to the three-storey houses and larger villas. The measurement is of the original house, so a later extension does not count towards it. Before we price a conversion, the owner's designer confirms the original floor area from old plans or a measured survey.

Inside Haringey's Family Housing Protection Zones a conversion must also cause no net loss of family-sized units of 3 bedrooms or more. Where a Crouch End house falls inside a zone, the scheme often keeps a large family flat, typically the ground floor with the garden, and adds a smaller flat above. That split decides where the new staircase enclosure goes, how the services divide and which flat gets the garden, so it is settled on the drawings before any strip out.

Housing in Crouch End

On the valuation list Crouch End counts about 10,270 homes, 76% flats and 24% houses; 66% predate 1919, 4% are interwar and 30% post-war. Where most homes are flats, a flat in Crouch End can be split or combined only with the freeholder's consent, and changing the number of homes usually needs planning permission as well.

Space standards and stacking in a Crouch End conversion

Haringey requires house-to-flat conversions to meet the nationally described space standards and the Mayor of London's Housing SPG. Under London Plan Policy D6 a single bedroom must be at least 7.5 square metres and 2.15m wide, and at least 75 per cent of each flat needs a floor to ceiling height of 2.5m. The test applies to each flat as a whole, so in a Crouch End terrace a flat made mainly from rooms under a pitched roof may fail it, which can decide how the floors are paired into flats.

Haringey expects conversions to stack rooms vertically, bedrooms over bedrooms and living areas over living areas, to limit noise between homes. That shapes the plan more than any finish does, because it fixes where kitchens and bathrooms go and so where the soil stacks run. Haringey also says residential conversions should be supported by a car parking survey using the Lambeth methodology, which the owner's consultant carries out for the Crouch End street before the application.

Fire and sound separation between Crouch End flats

Under Parts B and E of the Building Regulations, the floors between flats must resist fire and sound, which a Victorian house floor was never built to do. In a Crouch End conversion the joists stay, but the floor gets a new fire-resisting ceiling below, sound insulation between the joists and a resilient layer on top. Walls between flats and the new common staircase are lined to the same standard. Doors onto the shared stair are fire doors with self-closers, and the escape route is kept clear of cupboards and meters.

Approved Document E sets the sound performance for flats formed by a material change of use: 43 dB airborne for walls, floors and stairs, and a maximum of 64 dB impact for floors and stairs. Building control expects pre-completion sound testing on flats formed this way, so we build the floors to a tested detail and leave access for the test. If a test does fail, the remedial work on the Crouch End floor stays limited rather than meaning a finished ceiling comes down.

Drains, meters and addresses for new Crouch End flats

Each new flat needs its own services, and in a Crouch End terrace the drains are the first thing to check. Haringey building control says that where development is within 3 metres of a public sewer, you must obtain build over permission from Thames Water before starting work. A new soil stack, a moved inspection chamber or a rear addition over a shared run can trigger it, so the drainage survey comes before the layout is fixed and the owner applies for the permission.

Each flat's own electricity meter, usually its own water supply, and a gas meter where gas is used are arranged with the suppliers early, because their lead times often set the completion date. Each flat gets its own consumer unit, certified by a registered electrician. Each flat also needs its own postal address through the council's street naming and numbering service. Where the work cuts into a party wall, the building owner serves notice under the Party Wall Act, and we start that work in Crouch End on written consent or an award.

FAQ

Frequently Asked Questions about Flat Conversions Crouch End

Why do flat conversion quotes in Crouch End vary?

Because the scope differs. One includes separating floors built to pass the sound test, a protected stair, separate meters and fire stopping; another prices them as extras. The England-wide guide of £40,000 to £80,000 in construction for a straightforward two-flat split (Mayfair Studio, 2026) is a starting point. Compare Crouch End quotes against the approved drawings.

Can any Crouch End house be converted into flats?

No. Haringey Policy DM16 allows a house to be subdivided into self-contained flats only where its gross original internal floor space is greater than 120m2. Inside a Family Housing Protection Zone the scheme must also keep the number of family-sized homes of 3 bedrooms or more. The designer checks both before we price the build.

How big must a bedroom be in a new Crouch End flat?

Under London Plan Policy D6 a single bedroom must be at least 7.5 square metres and at least 2.15m wide, and a double or twin must be at least 11.5 square metres. These apply to conversions as well as new build. We set out partitions to the approved drawings and check the room sizes on site before plastering.

What ceiling height does a new flat in a Crouch End conversion need?

London Plan Policy D6 sets a minimum floor to ceiling height of 2.5m for at least 75 per cent of the gross internal area of each dwelling. In a converted house that is often tested on the top floor, where the roof slope cuts into the room, and it can change how the flats are divided.

Is the space standard a building regulation?

No. GOV.UK says the Nationally Described Space Standard is not a building regulation and sits solely within the planning system. It is tested when the conversion is granted permission, and building control then checks fire, sound, ventilation and escape. The finished flats have to satisfy both, so we build to the approved plans exactly.

Do new flats need a sound test before they are occupied?

Yes, for flats formed by a material change of use. Approved Document E sets 43 dB airborne for walls and floors and a maximum of 64 dB impact for floors and stairs, and building control expects pre-completion testing. We build the separating floors and walls to a tested detail, then the tester's report goes to the inspector.

Is build over permission needed for new drains in a Crouch End conversion?

Where the work is within 3 metres of a public sewer, Haringey building control says build over permission from Thames Water is needed before work starts. Terraces often share a run along the backs of the gardens, so the drainage survey and any application come early in the programme.

Can two Crouch End flats be turned back into one house?

Often, but check planning first. Merging flats removes a home, and that can need planning permission in its own right, so the owner's designer confirms the position with Haringey before anything is priced. The owner usually also needs the freehold, or the freeholder's consent under the leases. The build then removes the separate entrances, opens the common stair back into the hall and takes out a kitchen, and the suppliers merge the meters.

How long does Haringey take to decide full plans for a Crouch End conversion?

Haringey must grant or reject a full plans application within 5 weeks, or longer if the applicant agrees an extension. If plans are rejected they can be resubmitted and rechecked at no extra cost within 12 weeks. We programme the strip out and structural work to follow the approval.
