Flat conversions in Chiswick turn a large house into self-contained flats, or occasionally put old flats back together as one house. Houses are 41% of Chiswick's homes, 26% terraced, and the bigger Victorian and Edwardian terraces are the candidates. Hounslow sets the first test: Local Plan Policy SC6 expects a minimum 130sqm net original internal floor area, with a family-sized unit at ground floor. Planning permission is always needed. We build the approved scheme, with the fire separation, sound insulation and separate services each flat needs.
In Chiswick, converting a house into two or three flats is published at £50,000 to £120,000 including professional and council fees, and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone, which is the part a builder prices (indicative London ranges, Architectural Drawings and Mayfair Studio, 2026). GS Renovation Ltd, a building contractor based in Potters Bar, does the work in Chiswick: we build the conversion to the approved drawings, building control inspects the fire and sound separation, and a registered electrician certifies each flat's electrics.

Which Chiswick houses are large enough to convert
Whether a Chiswick house can be split starts with its original size. Hounslow Local Plan Policy SC6 expects a house to have a minimum 130sqm net original internal floor area to be considered suitable for conversion or subdivision. Hounslow will not support converting a house that only reaches 130sqm because it was previously extended or had outbuildings added. So the measurement is of the house as first built, before any rear extension, side infill or garden room, and it can rule out a terrace that feels large today.
The stock gives the pool of candidates. The VOA count shows 26% of Chiswick homes as terraced houses and 15% as semi-detached or detached, and 51% of all homes built before 1919. The deeper three and four storey terraces are where the arithmetic tends to work. Hounslow told its 2020-2041 Local Plan examination that the same 130 sqm threshold applies in emerging Policy SC6, so a scheme drawn now should assume that test stays.
Housing in Chiswick
Take the 16,410 or so homes the valuation list gives Chiswick: 59% flats, 41% houses, 51% from before 1919, 15% interwar and 34% post-war. Since most homes here are flats, a flat in Chiswick can be split or combined only with the freeholder's consent, and changing the number of homes usually needs planning permission as well.
The family flat and space standards in a Chiswick conversion
Policy SC6 also fixes the layout before rooms are drawn. It requires at least one family-sized unit, two bedroom four person or more, at ground floor in any residential conversion, so in a Chiswick house the ground floor flat is the family home and is the natural one to keep the garden. The smaller units go above. That decides where the stair is enclosed, where the second front door goes and where the bins and bikes sit, and it rules out splitting the ground floor into studios.
Every new flat must also meet space standards. Hounslow's Local Plan says internal space standards should comply with the Nationally Described Space Standard, and the London Plan table counts conversions as new dwellings. Under London Plan Policy D6 a two-bedspace double bedroom needs at least 11.5 sq.m., and each dwelling needs a floor to ceiling height of at least 2.5m over 75 per cent of its gross internal area. The standard sits in planning, not building regulations, so it is settled at application.
Fire separation and sound testing between Chiswick flats
A conversion is a material change of use, so building regulations apply to the whole building, not just the new walls. For sound, Approved Document E sets 43 dB airborne for walls, floors and stairs and a maximum of 64 dB impact for floors and stairs in flats formed this way. On a Chiswick terrace with timber joists that means a resilient ceiling below, mineral wool in the void and a floating layer above, with the party wall junctions detailed so sound does not bypass the floor.
Pre-completion sound testing proves it, so we close up only after the separating floors are inspected. For fire, Part B asks for fire-resisting floors and walls between flats, a protected escape stair, fire doors onto it and detection suited to the layout. Hounslow's building control charge covers converting a single family house into two flats, with a charge for each additional flat up to six, so the application is sized to the scheme your designer submits.
Meters, addresses, party walls and de-conversion in Chiswick
Each flat in a Chiswick conversion needs its own services and identity. That means separate electricity meters and consumer units, a gas meter or an electric heating system per flat, water supplies that can be isolated flat by flat, and new postal addresses through Hounslow's street naming and numbering. Where the work cuts into or builds on a party wall, the building owner serves notice under the Party Wall Act. Hounslow's CIL applies to planning permissions granted after 24 July 2015 where the scheme is liable.
Going the other way also happens. Some older splits in W4 no longer suit their owners, and joining two flats back into one house removes the second kitchen and entrance and reopens the stair. A house into flats always needs planning permission. On 4 March 2025 Hounslow also confirmed an Article 4 direction removing certain permitted development rights that would result in new dwellings, so do not plan on a permitted development shortcut to extra homes. Losing a home by de-conversion can also need permission, so the owner's designer checks with Hounslow first.

Trusted Flat Conversions in Chiswick
A flat conversion succeeds or fails on the inspections, and you need a builder who builds to the approved drawings exactly. Your designer takes the scheme through planning. We price from those drawings after a survey, programme the strip-out, structure, separating floors, services and fit-out of each flat, and have the separating floors and fire protection inspected before they are closed. A registered electrician certifies each flat's installation. The founder, Abdelaaziz Saaid, oversees the sound and fire details that decide whether the flats pass.
- Common parts, bin stores and cycle stores finished to the planning conditions
- Each flat's new electrics signed off by a registered electrician for Part P

FAQ
Frequently Asked Questions about Flat Conversions Chiswick
How much does it cost to convert a house into flats in Chiswick?
Published London figures put converting a house into two or three flats at £50,000 to £120,000 including professional and council fees (Architectural Drawings, 2026), and an England-wide guide puts a straightforward two-flat split at £40,000 to £80,000 in construction alone (Mayfair Studio, 2026). A Chiswick scheme moves with the number of flats, the separating floors and the new services. Design, planning and building control fees sit outside our building quote.
How large must a Chiswick house be to convert into flats?
At least 130sqm of net original internal floor area under Hounslow Local Plan Policy SC6. Original means as first built: Hounslow will not support converting a house that only reaches 130sqm because of an earlier extension or added outbuildings. Your designer measures this before anything else, because it decides whether a conversion is worth drawing up at all.
Does a Chiswick flat conversion have to include a family flat?
Yes. Hounslow Policy SC6 requires at least one family-sized unit, two bedroom four person or more, at ground floor in any residential conversion. That flat is the natural one to keep the garden, and the stair and upper flats are planned around it. We build the layout the approval fixes, including separate entrances and bin and cycle storage.
What room sizes do new flats in a Chiswick conversion need?
Those of the Nationally Described Space Standard, which Hounslow applies to new housing, and London Plan Policy D6. A one-bedspace single bedroom must be at least 7.5 square metres and 2.15m wide, and a double at least 11.5 square metres. GOV.UK notes the standard sits within planning, not building regulations, so it is fixed at the planning stage.
How much sound insulation do flats formed from a Chiswick house need?
Approved Document E sets 43 dB airborne for walls, floors and stairs and a maximum of 64 dB impact for floors and stairs in flats formed by a material change of use. An independent tester checks the finished separating walls and floors before completion. We build to the specified detail and seal the flanking junctions so the test passes first time.
Does every new Chiswick flat need outdoor space?
Where Hounslow's plan sets no higher standard, London Plan Policy D6 asks for at least 5 square metres of private outdoor space for 1 to 2 person dwellings plus 1 square metre for each extra occupant. It also asks for dual aspect flats where possible. In a terrace conversion the family flat takes the garden, so the upper flats need careful thought.
Can converted flats be turned back into one house?
Physically, yes: the second kitchen and entrance come out, the stair is opened back into the house and the suppliers merge the meters. In planning terms, losing a home can need permission in most London boroughs, so the owner's designer checks with the council before work is priced. We then build it as one programme.
Who deals with party wall notices on a flat conversion?
The building owner, usually through a party wall surveyor. Notice is needed where the conversion cuts into a party wall for steel bearings or new floors, or builds on it. We give the surveyor the method and the programme, and plan the work so the agreed awards are in place before those stages start.
Do new flats need their own meters and addresses?
Yes. Each flat needs its own electricity supply and consumer unit, its own heating and hot water, water that can be isolated separately, and a postal address through the council's street naming and numbering service. We coordinate the supply companies' visits with the programme so the meters are live before handover.
