Twickenham's terraces went up over roughly forty years either side of 1900, and the difference between early and late examples matters as soon as work starts. The earlier Victorian houses have narrower frontages, a rear closet wing and solid nine inch walls. The Edwardian ones are wider, frequently with a bay to both storeys and slightly more generous foundations. Solid walls, timber floors and air below them are a fabric job before a finish

The ground floors in these houses are suspended timber over a ventilated void, and that void depends entirely on air bricks that are frequently blocked. A later render coat, a raised patio, a new path or eighty years of soil build up will seal them, and once the air stops moving the joist ends sitting in damp masonry begin to rot. Bouncy boards, a musty smell in the front room and skirtings that crumble when pulled are all the same problem. The repair is ventilation restored, decayed timber cut out and new bearings kept clear of wet brickwork.

The walls are solid, so there is no cavity to stop water crossing and no easy place to hide services. Insulating internally moves the dew point into the wall, so it needs a breathable build up, a controlled ventilation strategy and careful detailing at window reveals and joist ends, or you exchange a cold house for a mouldy one. Wiring and pipework are either chased into the brick and made good or run in a dry lining zone, decided before the plasterer is booked. Floors, walls and services together make a home renovation.

Deliveries, parking and the stadium fixture list set the pace of the work

Much of TW1 is permit controlled and the terraces have no side access, so materials come in through the front door and waste goes out the same way. That shapes the set up: smaller, more frequent deliveries, a protected route through the hall, and either a skip permit from Richmond Council or bagged removal where the kerb cannot take one. Roads close to the stadium get extremely busy on event days, so we check the fixture list before scheduling deliveries and skip exchanges rather than losing half a day to gridlock.

Inside, a job with no rear access is sequenced tightly. Spoil from a chimney breast removal or a floor dig cannot sit in the garden waiting for a van, so muck away is booked to match the demolition rather than the other way round.
