Being close to the Thames shapes work in Isleworth more than the architecture does. Isleworth timber floors: ventilation before any room job

A solid walled house with a suspended timber ground floor is a system that has to breathe. Air enters through air bricks at low level, crosses the void under the joists and leaves the other side, keeping the timber dry. Block those air bricks with a raised patio, a new path, new work built across them or simply render, and the void goes still and damp. The joist ends bearing into the external wall are the first to suffer, and they are the part nobody sees until a floor feels soft.

Small riverside footprints: proportion, spine wall and outrigger

Foundations alongside shallow originals are designed and inspected in open trench, and new drainage is laid, tested and signed off before backfill. Rooflights are often the difference between a usable room and a dark one.

Check consents early. Some of the older streets towards the Thames and around the approaches to Syon Park carry designations that remove some permitted development rights, and a small number of buildings are listed, which brings a separate consent regime for internal work as well as external. Hounslow Council publishes the position for each address. We confirm it before design begins, then handle the building control application and inspections through to the completion certificate. That check costs nothing and prevents a redesign.
