A solid walled house with a suspended timber ground floor is a system that has to breathe. Air enters through air bricks at low level, crosses the void under the joists and leaves the other side, keeping the timber dry. Block those air bricks with a raised patio, a new path, an extension built across them or simply render, and the void goes still and damp. The joist ends bearing into the external wall are the first to suffer, and they are the part nobody sees until a floor feels soft.

So the first thing we do on a TW7 refurbishment is look at levels and ventilation outside before specifying anything inside. Ground reduced below the damp proof course, gullies cleared, air bricks reopened or ducted through a new extension, and cement render removed from a wall that needs to dry outwards. Only then do floors and finishes go back. Where joist ends have already gone, they are cut back to sound timber and spliced or supported off new bearers rather than propped and covered. The order of those operations matters as much as the work itself.

Extending and altering modest period houses
