Taking out walls in Carshalton terraces
The terraces around Carshalton were built with solid masonry spine walls that carry the floor joists and often the roof above, so almost nothing here comes out without a proper structural design. We start every job with a structural engineer who inspects the wall, works out the loads travelling through it and sizes a steel beam to replace it. Guesswork has no place in a house this old, where a single wall can hold up two floors and a chimney above.
Once the engineer's calculations are ready, we cut in padstones to spread the load at each bearing point, prop the structure temporarily and demolish the wall in careful stages. The new RSJ is lifted into place, seated on its padstones and packed tight so the floors above transfer their weight cleanly. Only then do we strike the props and make good, leaving a flush, plastered opening that looks original to the room.

Which way the joists run matters
