Camden runs from Bloomsbury's Georgian squares up through Camden Town and Kentish Town to Hampstead and Highgate, taking in NW1, NW3, NW5, WC1, N6, N7 and N19. Most of the housing is Victorian terraced, two or three storeys with a rear closet wing and a small garden behind. Add converted flats in the larger houses and warehouse buildings near the canal, and you get a borough where the same two or three structural problems come up over and over again.
The single most requested job across Kentish Town and Camden Town is filling in the side return beside the original closet wing. It converts a narrow, unusable strip into kitchen and dining space and lets you knock through to the rear reception. The existing rear wall is normally nine-inch solid brick carrying floor and roof loads above, so the opening needs a designed steel frame rather than a padstone and hope.
We appoint the structural engineer, build to the calculations they issue, and coordinate the temporary support while the wall comes out. Rooflights or a glazed roof over the return solve the daylight problem that a deep terrace always has. Insulation, ventilation and the electrical installation are brought up to current standards at the same time, covering Parts L, F and P as the work is signed off.
Camden Council has designated a very large number of conservation areas, and Hampstead, Highgate and much of Bloomsbury sit inside them. Designation removes the permitted development route for rear and roof work and brings window replacement, cladding and front boundary changes under control. Article 4 directions tighten this further in specific streets. Confirm your address before you commit to a design, because the answer changes what is buildable.
Terraced housing also means party wall duties. Beams bearing into the wall you share, removing a chimney breast from a shared stack, or digging foundations close to next door all require notice under the Party Wall etc. Act 1996, served by you as building owner. Neighbours in these streets are close, so we agree working hours, keep the frontage clean, and give advance warning before noisy stages.

FAQ
The design controls tighten. Materials, window styles, roof form and anything visible from the street become part of the assessment, and work that would be permitted development elsewhere needs a planning application instead. It does not stop the project. It means the drawings have to respond to the character of the area, and the timetable has to allow for a decision before ordering.
