Builders in Richmond

Renovations, extensions and structural work across Richmond upon Thames. 30+ years' hands-on experience, fully insured, building control compliant.

GS Renovation works across Richmond upon Thames, covering TW1, TW2, TW9, TW10 and TW11 and the SW13 and SW14 postcodes at Barnes and Mortlake. This is the far side of London from our registered office in Potters Bar, and we are straightforward about that: Richmond projects are run as properly programmed jobs with the team on site for the duration, not as a series of short visits squeezed between other work.

The firm is run by Abdelaaziz Saaid, who has more than 30 years of hands-on experience on London properties. GS Renovation Ltd was incorporated in 2023 to formalise that trade. We are a building contractor with a structural specialism, which means we install the steel beams and take out the load-bearing walls ourselves rather than subcontracting the part of the job that carries the most risk. We are not structural engineers: on any structural work we appoint an independent engineer, build to their calculations and put the work in front of building control.

Richmond's housing and the work it calls for

Richmond has some of the best preserved period housing in London: Georgian and early Victorian townhouses on and around Richmond Green and the hill, Victorian and Edwardian terraces through Twickenham, Teddington and Kew, riverside houses along the Thames, and period cottages tucked behind the main roads. A great deal of it is protected in one way or another, and that shapes what can be done and how.

The recurring jobs are period repair and sympathetic reconfiguration rather than wholesale change. Sash window repair and draught proofing rather than replacement. Lime plaster repaired in lime rather than patched in gypsum. Roof and parapet repairs on tall townhouses. Internally, the standard request is a side return or rear extension to widen a narrow Victorian kitchen, and opening the rear reception into it, which puts a steel beam into a period wall.

Proximity to the Thames adds a consideration that most of London does not have. Parts of the borough sit within Environment Agency flood zones, which affects basement and lower ground floor work, and it is worth establishing the flood risk position for a property before committing to below-ground plans.

Richmond Council, conservation areas and listed buildings

Building control sits with Richmond Council, and notifiable work must be notified, inspected and certified on completion. We manage that as part of the project.

Richmond upon Thames is one of the most heavily designated boroughs in London for conservation areas and listed buildings, and Article 4 directions remove permitted development rights across large parts of it. Practically, that means external alterations, window changes, roof alterations and anything visible from the street are far more likely to need consent here than in outer suburbs. Listed building consent is separate from planning permission and can cover internal work as well.

On terraced and semi-detached properties the Party Wall Act applies to beams cut into a shared wall, chimney breast removals and excavation near a neighbour's foundations, and notice must be served before work starts.

Practicalities on Richmond projects

Much of central Richmond, Twickenham and Teddington is in a controlled parking zone, and the streets around the Green and the river are narrow with restricted access. Skip permits, suspended bays and delivery timing all need arranging in advance, and we programme them in.

Period properties reward a slower, better prepared start. Opening up a Georgian or Victorian house tends to reveal previous alterations that were never recorded, so we allow for investigation and recommend a larger contingency here than on a modern property. That is an honest expectation to set at the quotation, not a variation to spring later.

FAQ

Frequently Asked Questions

Which parts of Richmond upon Thames do you cover?

We cover the borough across TW1, TW2, TW9, TW10 and TW11 and the SW13 and SW14 postcodes, taking in Richmond, Twickenham, Teddington, Kew, Barnes, Mortlake, East Sheen and Ham. Richmond is the far side of London from our Potters Bar office, so projects here are run as properly programmed jobs with the team on site for the duration.

Will I need planning permission for work in Richmond?

More often than in most London boroughs. Richmond upon Thames has extensive conservation areas, a large number of listed buildings and Article 4 directions that remove permitted development rights in many areas, so external alterations, window changes and roof work commonly need consent. Listed building consent is separate from planning permission and can also cover internal alterations. We check the position for your property before drawings are commissioned.

Can you work on a listed period property?

Yes, with the appropriate consents in place and using appropriate methods. That means lime rather than cement where lime is what the building was built with, repair of original sash windows and joinery rather than replacement, and structural interventions designed by an independent structural engineer with the building's construction taken into account.

Does the Thames flood risk affect building work in Richmond?

It can. Parts of the borough sit within Environment Agency flood zones, which particularly affects basement and lower ground floor work and can influence what is approved and how it must be constructed. It is worth establishing the flood risk position for a property before committing to below-ground plans.

What does renovation work cost in Richmond?

Richmond is priced at London rates, and period and listed properties usually warrant a larger contingency. As a guide, a steel beam over one opening is £1,500 to £4,000, a mid-range bathroom £7,500 to £12,000, a mid-range kitchen £20,000 to £40,000, a mid-range full refurbishment £1,500 to £2,200 per square metre and a standard single storey extension £2,000 to £2,800 per square metre. These are indicative London ranges from MyBuilder and Checkatrade, 2026.
