Addiscombe sits between the trams and Ashburton Park in long runs of Victorian and Edwardian terraces: bay fronted, tiled path to the door, two rooms deep with a rear addition behind. Many were split into flats and some put back together, and that history decides the job. Split terraces, reversions and tram route access in Addiscombe

Where a terrace has been split into flats, the questions change. Structure and drainage are shared, the lease governs what can be altered, and sound between dwellings is usually poor because the conversion predates any meaningful standard, so a flat owner starts with the freeholder before any room is touched. Putting a house back into single occupation is mostly unpicking: removing duplicated kitchens, reopening the hall and stair, taking redundant soil pipes off the rear elevation and replanning services for one household rather than two.
