A dormer loft conversion is a box built out from the rear roof slope, with a flat or pitched roof and a vertical face carrying windows or doors. It is the workhorse of London loft conversions and by some distance the most common, because it is the cheapest way of turning a roof void with sloping ceilings into a room with a floor you can walk across and a ceiling you can stand under.
The reason it dominates is geometry. A rooflight conversion leaves the roof shape exactly as it is, so you only get usable space in the middle strip where the ridge is highest. A dormer replaces part of the slope with vertical wall and flat ceiling, which is what actually creates a room. On a typical London terrace a rear dormer is the difference between a study and a double bedroom with an en suite.
The first check on any loft is head height. Measure from the top of the existing ceiling joists to the underside of the ridge: 2.2 metres is the point below which a conversion starts to get difficult, and 2.4 metres or more gives you room to lose to a new floor structure and insulation and still finish with a comfortable room. Building regulations require 2 metres of headroom over the stairs, with 1.9 metres permitted at the lower edge, and that stair, not the floor area, is what most often decides whether a loft works.
Measure it before you do anything else, and measure to the underside of the ridge rather than to the underside of the felt. If you are between 2.2 and 2.4 metres the conversion is usually still workable but the floor build up and the stair position both become critical. Below 2.2 metres the honest options narrow to lowering the ceilings of the rooms below, which is a much bigger job, or raising the roof, which is a mansard.
A flat roofed dormer is often described as ugly, and a badly detailed one is. The things that make the difference are the setback from the eaves, the width relative to the roof, the cladding material and whether the window proportions relate to those below. Those are design decisions, and they are decided with the designer at drawing stage rather than by the builder on site.
Loft conversions are covered by Class B and Class C of permitted development, and the number everyone quotes is the volume allowance: commonly cited as 40 cubic metres of additional roof space on a terraced house and 50 cubic metres on a semi-detached or detached house. That allowance is cumulative, so any previous roof enlargement by any previous owner counts against it.
The other conditions matter as much as the volume. The extension must not go beyond the plane of the existing roof slope on the principal elevation facing a highway, which in practice means the front, it must not be higher than the highest part of the existing roof, materials must be similar in appearance, side facing windows must be obscure glazed and non opening below 1.7 metres, and, other than on a hip to gable, the enlargement must be set back at least 200 millimetres from the eaves.
Permitted development rights for roof enlargement are removed entirely in conservation areas, on listed buildings, and anywhere an Article 4 direction applies. Flats and maisonettes have no permitted development rights at all. Where the work is permitted development, a lawful development certificate is well worth having as proof for a future buyer. Whether or not you need planning permission, a loft conversion always needs building regulations approval, and the fire and structural requirements are the parts that catch people out.

On a terraced or semi-detached house a dormer normally engages the Party Wall etc. Act 1996, because the new floor beams bear into or on the party wall, the dormer cheeks are built off it, and the roof is cut back to it. Notice must be served on the adjoining owner before work starts, and the duty to serve sits with you as the building owner, not with us as the contractor. We identify at quotation stage which notices apply and how the statutory response periods affect the start date, and if a neighbour dissents surveyors are appointed and an award follows. A dormer is the least disruptive way of adding a bedroom, because for most of the build the work happens above your ceilings and is reached from a scaffold rather than through the house. The exception is the stair. Forming the new staircase opens the first floor ceiling and is genuinely disruptive for a week or so, and it is usually done once the loft above is watertight so that the house is only open to the roof for a short window.

Always, whether or not planning permission is needed. The main requirements are Part B fire safety, meaning a protected escape stair, fire resisting doors to habitable rooms off it and interlinked mains powered alarms on every storey; Part K stairs, with a maximum 42 degree pitch and 2 metres of headroom; a new floor structure with joists sized by a structural engineer and never sat on the existing ceiling joists; and Part L insulation with proper ventilation. Building control inspects at each stage and issues the completion certificate.
Around 6 to 10 weeks on site for a rear dormer, and longer for an L-shaped dormer over a back addition. Design, structural calculations, any planning application or lawful development certificate and party wall notices typically add two to four months beforehand. Most of the build happens above your ceilings and is reached from the scaffold, so the genuinely disruptive part is the week or so when the new staircase is formed.
